    This report is a marketing research of  real estate offers in Panama on the Russian market

    Subjects of the research are residential and commercial real estate markets of Panama. The observed region makes up a local market.
    The object of the research is a realty unit (residential or commercial) in the region under review, offered by companies that are presented on the Russian market.

    The aim of the research is to find out the peculiarity of real estate offers of the local market in Russia.
    To prevail the following tasks were performed:
    • Realty units of the local market were analyzed;
    • The structure of realty units offered today on the Russian market was revealed;
    • The largest companies operating on the Russian market and offering real property units in observed regions were described;
    • Different aspects of real estate investments (a risk, legal characteristics, a tax legislation) in concerned regions were analyzed;
    • The demand analysis for overseas real property was carried out and the portrait of a potential customer was described;
    • The market capacity was estimated and market development prospects were described.

    During the research Vesco Consulting specialists have also turned to experts of the following companies for information: Century 21 Prime Time Realty, HomeInvestor and Prime Panama, that made possible to use in the research the latest information concerning the observed market as well as customer preferences of the Russians..

Q1 2011 Approximately 250 thous. sq. m. of high-quality areas en- tered the office real estate market for Q1 2011, 40% of them were “A” class properties, 60% - “B” class. Therefore, the aggre- gate supply volume in the office real estate market amounted to about 11 mln. sq. m. The recovery of demand for rent and purchase of high- quality office premises is going on in high paces. By the results of Q1 2011 the share of vacant premises amounted to approx 13 -15% in “A” class and 15-17% in “B” class. In general, the beginning of the year was rather positive for the office real estate market, the market continues to display rather stable indices, at the same time all the post-crisis trends remain relevant.
